Policies

• Deposit: We will hold your reservation based upon a credit card number. However, a deposit of 50% of the stay is required payable by check. (Please make check payable to Ashwood Hill and send to 200 Dry Hollow Road, Rockbridge Baths VA 24473.)
• Cancellation policy: A full refund, less a $25 service charge, will be made if cancellation is received at least fourteen (14) days prior to the reservation date, thirty (30) days for weeklong stays, holidays and special events. If cancellation is made within fourteen days, we will either (1) refund your deposit, less the service charge, if we are able to rebook the dates, or (2) issue a gift certificate in the amount of the deposit good toward a future stay of greater than two (2) nights in the event we are unable to rebook the dates. This gift certificate will be valid for one (1) year from the date of cancellation and may not be used on holidays, special event dates or in October. Sorry, there are no refunds for late arrivals or early departures.
• Capacity: The Cottage normally accommodates a maximum of 5 persons.
• Length of Stay: 2-night minimum-stay required for regular rates weekdays and on all non-holiday weekends. 1-night weekday stay $200.00
• Holiday Stays: 3-night minimum-stay required on certain holiday weekends
• Military Discount: We offer a 10% discount to guests on active duty. Please request this discount when making your reservation.
• Rates are based upon the number of persons staying at the cottage. If the number of persons who will actually stay at the cottage is greater than the number stated at the time of the reservation, the rate charged will change accordingly.
• Second Bedroom Surcharge: Use of a second bedroom when two persons are occupying the cottage will result in a $50.00 additional charge per night.
• Children: Well-mannered children are welcome at Ashwood Hill. We expect parents to monitor their children at all times and to correct their children if they become unruly or abusive of property. In addition, parents should understand that children need to be supervised both outdoors and indoors, as the unfamiliar environment may present dangers not present at home.
• Minimum Age Ashwood Hill Cottage is not rented to persons under the age of 25 years.
• Gatherings and Celebrations: Use of the cottage and/or its grounds for gatherings and celebrations including persons not staying at the cottage is not permitted except by permission of the cottage keepers.
• Laundry Facilities: The washer and dryer will be available for guests staying four days or longer.
• NO SMOKING PERMITTED INSIDE COTTAGE
• Snow policy: if the State Police are advising against travel anywhere between your location and ours, you may cancel the reservation and your deposit will be returned or applied to a new stay.
• Liability for Acts of Nature: An Act of Nature (also known as an Act of God) is an extraordinary natural event outside of human control for which no one can be held responsible. In our geographic area this would include snow storms, ice conditions, heavy rain, sleet, flooding, etc. Resulting conditions may include power outages, temporarily unplowed driveways or roads, temporary road closures, etc. These conditions are rare, but may occur. We cannot guarantee that any of the above mentioned conditions will not occur. Neither Ashwood Hill Cottage nor its owners are responsible for Acts Of Nature and cannot be held responsible for any condition resulting from such an Act.
• Check-in time: 4 p.m. - 7 p.m. Earlier check-in available if not occupied the night before. Later self-check-in available upon request.
• Check-out time: By 12 noon

• Pots, pans and assorted cooking utensils
• Stove, microwave, coffee maker, toaster
• Assorted other kitchen and dining accessories
• Salt, pepper, common spices, sugar and complimentary starter supply of coffee and tea bags
• Coffee filters, paper towels and trash bags
• Propane barbecue grill & tools
• Firewood for stove and firepit
• Change of linens provided for stays of over 3 days
• Washer and dryer available for stays of 4 days or longer
